The Inner Details of Your Credit Score
==============================

"Time to revisit credit scores and how it affects you when making a home purchase....The 
majority of Mortgage Companies and Lenders use Landsafe Credit Merge to access a clients' 
credit history. Landsafe merges the 3 largest Credit Bureaus into one document and the 
Lenders use the middle score to determine credit worthiness. The 3 Credit Bureaus include 
Experian, Equifax, and New Empirica. The middle score will determine the Rate and Mortgage 
Program each lender has to offer and the "Conditions" each lender will require from you to 
approve the loan.

"Conditions" are referred to as documentation and defined as:
1. 'Full' documentation, which is usually used for lower scores and/or self-employed 
individuals. This means Tax Returns for the last 2 years plus 2 months of bank or investment 
statements, plus last 2 pay details if you are not self employed.
2. 'Reduced' or 'Alternate' documentation means w-2's for the past 2 years, 2 most recent 
pay details, last 2 bank or investment statements.
3. 'Stated' documentation means that your income and assets are simply state with no proof, 
and is reserved for those of you who have excellent credit scores.
4. 'No Income No Asset' (NINA) means no documentation is available.

The credit score threshold breakdown usually goes like this:

700 points and above--'Stated'
680-699 points--'Alternate'
under 680 points--'Full'

Hopefully this clears up the mystery behind your credit score!"

Your Perfect Kitchen Style
=====================

"Is your kitchen seized by gridlock? Do you feel the need for a traffic cop to help direct 
food preparation? Are you contemplating the installation of traffic lights over your 
refrigerator? Before you start handing out citations, maybe it's time to reconsider the 
layout of your kitchen.

The kitchen is the site for three main operations: cooking, cleanup and storage. The stove, 
sink, and refirgerator represent these three operations, respectively. Placement of the three 
appliances is crucial to maximize efficiency and traffic flow in the kitchen. Connecting the 
three work areas creates the work triangle, which is the basis of kitchen design. The 
following are a few layout descriptions that incorporate the triangle, which, depending on 
the size of your kitchen, may help you regulate the flow of traffic through the work area.

1. Galley Style --This layout enables the workstations to be placed close together, usually 
on parallel walls, but it's difficult to keep the area free of traffic. The ideal working 
arrangement for this style places the sink and refrigerator on one wall and stove on the 
opposite wall. Of all the kitchen layouts, the galley style allows you the least number of 
remodeling options.

2. U-Shape --This design is basically like the galley style, but with an additional wall 
added at one end. This dead-end style keeps the kitchen from becoming a traffic artery for 
the rest of the house. The cook is surrounded on all three sides by storage and counter-top 
space, making this style the most efficient for one or two cooks.

3. L-Shape --Adjoining walls form the work center in this type of kitchen. The triangular 
design allows traffic to steer clear of the kitchen's center, allowing for a two-cook family. 
The layout works especially well if there is a dining room nearby. It also allows for an 
additional cabinet or island without crowding the area."
